Metes & bounds
To turn a metes and bounds description into linework, each course - a bearing and distance, or a curve - is plotted in sequence from the point of beginning until the boundary closes back on itself. TerrainPlot does this from the document: upload the deed or commitment, and it extracts the courses from the text, plots them tip-to-tail on the canvas, computes the misclosure, and exports the result as DXF or SHP.
Real descriptions arrive as cursive deeds, faint microfilm scans, and commitments that run pages long. TerrainPlot reads them as they are, parses quadrant bearings and tangent and non-tangent curves, and scores every extracted call - a low-confidence read is flagged for your review, never silently guessed. Each plotted course links back to the sentence it came from, so checking a suspect call is one click.
The moment the shape plots, you see whether it closes: the misclosure distance and the precision ratio against ALTA tolerance, pass or fail.
