Plat Builder
TerrainPlot’s Plat Builder is plat redraw software: upload a recorded plat (PDF, scan, or image, up to two sheets) and it rebuilds the lot and boundary geometry from the bearings, distances, and curves on the drawing, checks closure on each lot, and hands you review-ready CAD linework you can export to DXF, SHP, or PDF. Running a plat is free - you see the finished redraw next to its exact price and only pay if you accept it.
Upload the recorded plat and start the job. The redraw is automated - software, not people tracing linework by hand. It reads each lot’s calls, cross-references line tables, curve tables, and the legend (a call like “L23” pulls the right value from the table), and rebuilds the geometry lot by lot. If the parcel spans two sheets, submit both and it stitches them into one parcel, handling different scales automatically.
Most jobs finish in 20 to 60 minutes - larger plats with hundreds of lots can run longer - and you get an email when it’s ready. What comes back is a review view showing each rebuilt lot with its closure, so you check the geometry against the record and accept what looks right. The tool proposes; you accept. It makes no surveying determination.
The lot and boundary geometry, the rights of way, and most easements, plus the monuments called out on the plat (found rebar, iron pins, concrete monuments) as annotations. Simple offset easements are captured as text annotations rather than drawn out. It’s a first pass built for review - you clean it up before it becomes your work.
The accepted plat imports into your TerrainPlot project as editable shapes, so you can reconcile it with deeds and other geometry on the same canvas, then export. DXF works best today and drops into Civil 3D and Carlson; SHP and PDF are also available.
Starting a redraw is always free. When it finishes, the result is shown next to its exact price - most plats run $10-60 by complexity - and nothing is charged until you accept. You can expense accepted plats to a job at the project or folder level.
