Deed to CAD
Deed to CAD software converts a legal description into CAD linework without retyping. With TerrainPlot, you upload the deed, title commitment, or plat PDF; it extracts the courses and curves from the legal description, plots them tip-to-tail on a canvas, computes the closure, and exports clean DXF or SHP that drops into Civil 3D, Carlson, or ArcGIS. The surveyor reviews and stamps; the software does the retyping between the county PDF and the CAD file.
TerrainPlot parses quadrant bearings, tangent and non-tangent curves, and points of beginning straight from the document text - including cursive deeds, low-contrast microfilm, and long multi-page descriptions. Every plotted line links back to the exact text it came from, so when a call looks wrong you check the source in one click instead of re-reading the whole deed.
As each shape plots, TerrainPlot computes the misclosure and the precision ratio (for example 1/15,000) against ALTA tolerance and gives a pass/fail. A description that doesn’t close is flagged where it fails, and low-confidence reads - a faint digit, an ambiguous cursive bearing - are flagged for review rather than silently guessed.
